- New vibration, rumble, or bearing noise from the fan section. Drive and bearing failures rarely announce themselves quietly, and they almost never announce themselves at a convenient time.
- Cloudy basin water, slime on surfaces, or an off odor. Biological growth insulates heat transfer surfaces and creates a housekeeping and health exposure you do not want in an occupied building.
- Visible scale or mineral crust at nozzles, on fill media, or along the basin. Scale is a thermal barrier and a flow restriction at the same time.
- Makeup water consumption jumping without a load explanation. Look for basin leakage, drift, overflow, or a float and valve that is no longer controlling.
- Chiller high head pressure or capacity limit alarms. The chiller is usually the first thing to complain about a tower problem.
The most reliable early indicator is a widening approach temperature — the gap between your leaving tower water and the ambient wet bulb — at the same load. When that gap grows week over week, the tower is fouling, losing airflow, or both.
Why Water Quality Drives Almost Everything
Most tower performance complaints trace back to water chemistry rather than mechanical failure. A tower is an evaporative device, so it concentrates whatever is in the water by design.
Scale and fouling
As water evaporates, dissolved minerals stay behind and deposit on the hottest, wettest surfaces. Those deposits reduce heat transfer, restrict flow through fill and nozzles, and force the fans and pumps to work harder for less result. Left alone, scale also traps moisture against metal and accelerates corrosion in the basin and piping.
Biological growth
Warm, oxygenated, sunlit water is a good place for bacteria and algae. Biofilm behaves like scale thermally, but it also carries an occupant health dimension because towers aerosolize water. - Weekly during cooling season. Log leaving water temperature, basin level, makeup usage, and treatment readings. Note anything audibly or visually different from last week. Trending is what catches slow failures.
- Monthly mechanical check. Fan section condition, drive alignment and tension, bearing condition, strainer and basin cleanliness, distribution uniformity, and float and valve operation.
- Quarterly deeper inspection. Fill and drift eliminator condition, structural and basin corrosion, motor electrical readings, and a review of your water chemistry log against actual performance.
- Annual off-season service. The shoulder seasons are when a tower can come down for thorough cleaning, component replacement, and any repairs that need the unit out of service. Work planned in October is far cheaper than the same work performed in July.
